			<content:encoded><![CDATA[<p>If you ride any of the Metrobus &#8220;7&#8243; lines—also known as the Lincolnia–North Fairlington and the Lincolnia-Park Center-Pentagon lines—that go through/near our neighborhood, you may be interested to learn that Metrobus is conducting a &#8220;<a href="http://www.metrobus-studies.com/MSE%202011/MSE2011.htm" target="_blank">service evaluation study</a>&#8221; of these routes.</p>
<p>Darcy Franz, an LH/HG resident, is following this study. She writes:</p>
<blockquote><p>Recently, I reached out again to the folks running the Metrobus study of the &#8220;7&#8243; lines that service our neighborhood.  Following are a few updates:</p>
<ul>
<li>Metro and its consultants have met to plan for the collection of rider feedback and other data to inform the study.</li>
<li>Those running the study have met with Arlington and Alexandria planners to discuss how issues such as roadway constraints and construction projects could impact recommendations for the &#8220;7&#8243; bus lines.</li>
<li>The next step involves rider surveys, both in person at the Shirlington Transit Center and online at <a href="http://www.metrobus-studies.com/" target="_blank">www.metrobus-studies.com</a> (occurring in the next two weeks).</li>
<li>Data and feedback will then be evaluated.</li>
<li>Recommendations will be presented to the community (and additional feedback sought) during one or two public meetings along the &#8220;7&#8243; lines (likely in July).</li>
</ul>
<p>Additionally, www.metrobus-studies.com provides a project hotline (703-340-3105) and e-mail address (info <em>at</em> metrobus-studies <em>dot</em> com) for submitting comments at any time about any of the bus lines in the study.</p></blockquote>

			<content:encoded><![CDATA[<p>A neighbor who attended <a href="http://lhhgblog.wordpress.com/2011/03/21/important-meeting-march-29-new-housing-development/">Tuesday&#8217;s meeting</a> about the new homes being constructed near the Fairfax County portion of Lincolnia Hills—a development known as Elizabeth Crossing—sent a recap of the event to us.</p>
<p>Here are some facts about this Elizabeth Crossing, which is being constructed by Lincolnia Company LC/RC Fields, Jr. &amp; Associates PC:</p>
<ul>
<li>Six brick-front houses (3200–4500 sq ft each) are planned for the 2.7-acre lot.</li>
<li>Prices for the houses: $700K–$900K.</li>
<li>The property will be cleared first, after a walk-through with an arborist to determine which trees will be saved, which are healthy, etc. That process could start in one to two weeks.<span id="more-1803"></span></li>
<li>It will take three to four months to clear the property and get it ready for the builder to take over.</li>
<li>The builder will do a &#8220;pre-sale,&#8221; meaning the houses will be built one by one, as they are purchased.  If sales are slow, the builder will build a model.</li>
<li>The builder stated that he could get a house up in ninety to one hundred twenty days.  His hope is to be done with the entire development in twelve months.</li>
<li>There will be an extension of Kling Drive into a cul-de-sac with four of the new houses at that end, one being accessible by a driveway running off the cul-de-sac.  The other two houses will be on the pipestem lot running off Lincolnia Road.</li>
<li>The two sets of houses are divided by a retention pond or &#8220;rain garden,&#8221; as the developer and builder call it. Another retention pond will be located off Kling.</li>
<li>All six houses will belong to a homeowners association.</li>
<li>The house currently located at the end of the left side of Kling Street (if you are looking in from N. Chambliss Street) is to be torn down.</li>
</ul>

			<content:encoded><![CDATA[<p>Here is the latest community update from Julie Edelson, chair of the Lincolnia Hills/Heywood Glen Civic Association&#8217;s community advocacy committee:</p>
<blockquote><p><strong>BRAC Neighborhood Parking Planning</strong></p>
<p>The City of Alexandria&#8217;s Traffic &amp; Parking Board will meet tomorrow, Monday, March 28, 7:30 PM, 301 King Street, 2nd floor, council chambers, where the BRAC Parking Plan will be considered by the Board. The Parking Plan that will be recommended by staff is the Daytime Parking District in the BRAC-impacted areas as defined by the <a href="http://alexandriava.gov/uploadedFiles/tes/BRAC/2010-12-03_BRACRPPPProposedDaytimeParkingDistrictMap.pdf" target="_blank">map</a> on the BRAC Parking web site for the proposed Daytime Parking District.</p>

<p>In addition, we have non-BRAC-133-related encroachment parking issues at the lower part of North Morgan and adjacent streets. In order to address these parking-related issues, I (Julie) am asking for interested neighbors to contact me so that we can convene a small working group to discuss strategies to these parking problems in our community.  We will be delivering a flyer to the neighborhood shortly indicating a request for neighbor input/assistance.</p>

<p>Tuesday March 29, 7 PM, Mason District Government Center, 6507 Columbia Pike, Annandale, VA 22003-2029</p>
<p>The area of interest is the tree-covered strip of land beginning on Lincolnia Road immediately after the Lincolnia Hills entrance and ending behind the houses on the southeast side of North Morgan Street.  Houses along N. Chambliss, Deming, and the cul-de-sacs off North Ashton are immediately adjacent to it and have received hand-delivered flyers.  We have attempted to notify as much of the neighborhood as possible given a short notification time line.  Please come and hear about the plan.</p>
<p>Public review is not required as this land is zoned R3 and being built out within that zoning which is the same as the adjacent properties.  However, we need to be aware of developers’ plans and bring our concerns/interests to the table up front.<span id="more-1790"></span></p>
<p><strong>BRAC-133 Fairfax County/Mason District Task Force</strong></p>
<p>Tuesday April 5, 7:00 PM, Mason District Government Center, 6507 Columbia Pike, Annandale, VA 22003-2029</p>
<p>This is the Fairfax County–based group, initiated by Supervisor Penny Gross in November 2010, that will be addressing BRAC-133 parking/through-traffic issues.</p>
<p><strong>Clean-Up Day for Dora Kelley Nature Park</strong></p>
<p>Saturday, April 9, 9:00 AM to 12 noon (rain date April 10)</p>
<p>Assemble at the park entrance nearest the tennis courts on N. Chambliss Street, N. Morgan trail entrance, corner of Chambliss and Holmes Run.  Plastic trash bags and gloves provided!</p>

<p>The group&#8217;s mission: &#8220;Understand, identify, evaluate and provide constructive comments guiding the preparation of the Beauregard Small Area Plan.  To not be limited by &#8216;sunshine laws&#8217; that limit discussions in city created groups (like BRAC 133).&#8221;</p>
